MAAC is dedicated to addressing the critical need for affordable housing in San Diego County, one of the most unaffordable counties in the country. With the dramatic rise in real estate costs and stagnant incomes, affordable housing has become increasingly unattainable for many lower income residents. MAAC’s Real Estate Development Department plays a crucial role in creating affordable housing solutions that support economic mobility, helping individuals secure better jobs, improve their credit, and save money. By building and implementing comprehensive programs, including co-locating preschools at affordable housing sites, MAAC maximizes opportunities for families to achieve self-sufficiency and move towards home ownership.

Our goals for affordable housing are to significantly increase the inventory of affordable housing stock to meet the overwhelming demand. We aim to build housing in areas where people live and work, creating opportunities for families to enhance their income, education, and credit scores. By providing transitional, rather than permanent, affordable housing, we help families use this as a stepping stone towards self-sufficiency and eventual market-rate housing. This approach supports our mission to help families achieve long-term economic stability and independence.

Policies

In addition to developing and managing affordable housing MAAC works to advocate for policies that:

  • Streamline and expedite the entitlement and permitting process for affordable housing.

  • Make permanent sources of funds available for the development of affordable housing and the local, regional, state and federal level.
  • Ensure that developers of affordable housing include programmatic requirements. These policies will require developers to provide opportunities for education, workforce development, credit building, and income improvement for families moving into affordable housing.
  • Advocate for policies that guarantee set-asides for developers who integrate preschools within affordable housing projects, maximizing economies of scale and benefiting communities in need.
  • Implement policies and secure funding to help residents who have increased their incomes transition to homeownership, with a focus on creating opportunities for people of color. This approach not only supports their journey towards building equity but also frees up affordable units for other families.

Get Involved

There are many ways to support MAAC’s affordable housing and real estate development initiatives. Land donations, leases, or sales are invaluable, and we can also work with owners who are willing to carry back debt during construction and long term.

Tax deductions for donations are available as well.

We welcome joint venture opportunities with other developers and partnerships with for-profit developers who seek to incorporate MAAC’s programs into their projects. Additionally, program donations, staffing contributions, and long-term debt grants from foundations to purchase affordable housing or land are all crucial.
